アセットマネジメント部において、物件担当マネージャーとして以下の業務を行って頂きます。
（扱うアセットは開発型及び収益型物流施設です）
You are expected to take the roles as follows as an Asset Manager in distribution facility
under development funds or distribution facilities under income-based funds.
-開発期間中運営業務（投資計画に基づく投資期間中のキャッシュマネジメント、PM、BM 等オペレーターの選定、リーシング管理等）
- Asset Management during construction period including in Cash management during construction period based on investment plan approved, Selection of facility operators for example Property Manager, Reporting the progress of construction and pre-leasing, etc.
-安定稼働後期中運営業務（運営計画・予算作成、物件のバリューアップ、各種外部委託先のコントロール、予実管理、収支分析、テナントリレーション等）
- Asset Management after stabilization including in Create a budget and business plan, Value up plan, Operator control, Cash management, Cash flow analysis, etc.
-融資先銀行、信託銀行、PM 会社への指図、承認等
- Managing instructions and approval requests to lenders, trust banks and property manager or other relevant parties.
-AM レポート作成
- Create Asset Management quarterly report
-ファンドマネージャー、レンダー、信託銀行等に対する報告、各種社内部署間の調整
- Reporting to fund manager, trust banks and lenders, arrangement between departments
-投資リターン最大化のための出口戦略の立案
- Create exit plan to maximize investment return
-その他関連業務
